A D(5) density variance relief for townhouse units was approved for a one-year extension during the Winslow Township Zoning Board of Adjustment meeting on July 8.
The extension will remain in effect until August 12, 2027, for the WM Capital, LLC property, identified as Block 5005, Lot 1, in the RH Zone, located at 519 Sicklerville Road in Sicklerville.
According to a letter dated June 10 from the Law Office of Charles A. Fiore, the proposed residential development includes 30 townhouse units, six of which are designated as affordable housing units. The board originally approved the application during a public meeting on August 13, 2025, and the resolution of approval was adopted on September 10, 2025.
In addition, the board approved a request to extend a bulk variance for Anthony and Alfina Bailey’s property, identified as Block 6601, Lot 46.02, in the PA Zone in Hammonton. For privacy reasons, the street address is not being disclosed because it is a personal residence. The request involved a 50-by-50-foot pole barn for personal use in the front yard because the backyard contains wetlands.
The board also approved a request to adjourn the completeness review, change-of-use application, and use variance for James Gibbs regarding property identified as Block 108, Lot 1, in the C Zone at 525 Oakland Avenue in Berlin. The application proposes converting the former Albion Firehouse into a Servpro office and garage.
According to an Artheon review letter dated June 30, 2026, the exhibit plan is dated May 20, 2026, and was prepared by Peterman Maxcy Associates. The survey map is dated June 1, 2026, and was prepared by Vargo Associates.
The application states that 10 parking spaces are required and that 14 parking spaces are available. However, the engineer questioned this calculation. The exhibit plan shows nine parking spaces that are not located on the subject property but instead are within the Oakland Avenue right-of-way. This issue must be addressed, along with the plan for providing handicapped-accessible parking on the site.
The applicant has also been advised to address lighting for both the existing and proposed parking areas. Additionally, it must be determined whether the existing signage will remain or be removed.
